Understanding Making Tax Digital

MTD for Income Tax changes how eligible sole traders and landlords keep records and report to HMRC.

Here are the key points, explained simply, so you know what changes and what stays familiar.

Sole traders · Freelancers · Landlords

Income before expenses

The threshold generally uses combined self-employment and property income before expenses, rather than your profit.

Different income sources

Salary, dividends and pensions do not count towards the threshold. Your qualifying business and rental income is added together.

Digital record keeping

Income and expenses need digital records. We help you choose a practical software setup and keep it organised.

Quarterly deadlines

Updates are due by 7 August, 7 November, 7 February and 7 May. Each update reports the tax year to date.

One annual tax return

You still submit an annual tax return through compatible software, normally by 31 January after the tax year ends.

Tax payment dates

Quarterly updates do not introduce quarterly tax payments. Your usual Self Assessment payment dates still apply.

Common questions about Making Tax Digital

It is HMRC’s system for keeping digital business and property records, sending quarterly summaries and submitting an annual tax return through compatible software. It is also known as MTD ITSA.

It is generally based on your total self-employment and property income before expenses. For example, £24,000 of trading income and £12,000 of rental income gives £36,000 of qualifying income. Employment income, dividends and pensions do not count towards this threshold.

No. Quarterly updates are summaries of your business and property income and expenses. You still complete one annual tax return. Normal Self Assessment payment dates continue, including payments on account where applicable.

Yes. We can help with registration and software, review your digital records and submit quarterly updates as part of your agreed service. You provide the information and approvals we need. Bookkeeping and your annual tax return can also be included in your proposal.

Possibly. Spreadsheets need compatible bridging software and the required digital links. We review your current setup and recommend an MTD for Income Tax solution that supports your income sources and annual return.

This Income Tax rollout is for eligible sole traders and landlords. Limited companies are outside it, and HMRC has not yet set a start date for partnerships. An individual partner or company director may still qualify through separate self-employment or rental income.

An exemption may be available where it is not reasonable or practical to use digital tools, for example because of disability or lack of internet access. Some other exemptions also apply. We can review your circumstances and explain the next steps.

Fees depend on your income sources, record keeping and the work you want us to handle. We agree the scope and fees upfront, including whether software, bookkeeping, quarterly updates and your annual tax return are included.
